I grew up in Oakland, just a short distance from Alameda. In the entire East Bay area, I don't think you can find anything in a decent neighborhood for under $450 nowadays. I moved from Sacramento 6 months ago to Murrieta, about 45 min north of San Diego where the housing is reasonable for CA. I live in a 55+ development built in the 90's that's really nice, lots of greenbelt, no homes have direct rear neighbors...all separated by greenbelt and paths. Golf Course, club house, pool, etc and 24hr live security gate. The houses are 1200 Sq. Ft to 2100 Sq ft...most 2bdrm/2bath some 3 bdroom/2 bath. Prices are around $215k - $315k. Everything is close by, within 2-4 mi. Cut my gas bill in half. Prices have rebounded about 15% since we moved in, but these sold for $400-500k before the crash and dropped 50% so it'll take 100% increase to get back to 2006 prices...don't see that happening soon.
